All appraisal review board (ARB) hearings scheduled through July 24, 2020 are only being conducted by telephone or a written affidavit. There are no in-person informal meetings with staff appraisers nor in-person ARB hearings taking place at this time. However, if you prefer an in-person ARB hearing, please notify the ARB in writing before the telephone hearing is scheduled to start. If you request to have an in-person hearing, it is anticipated that these hearings will not be scheduled until the fall of 2020, at the earliest, depending on local health and safety recommendations.
Please keep in mind due to the current working conditions relating to Covid-19, there could be delays to your ARB hearing scheduled time. The district and the ARB appreciate your patience!

The COVID-19 pandemic has significantly altered the economy, our interaction with each other, and the ability to conduct business as usual. In response to this, Denton CAD’s offices will remain closed until further notice, because the health and safety of our employees and the people we serve are our top priority. Listed below are the actions we will be taking to provide a safe 2020 Protest Season for all.
The deadline for the majority of residents was Friday, May 29th. If you received your notice after the April 29th mailing, you may still be eligible to protest. Here is how:

2020 Protest Guidelines
The Appraisal Notice will represent your property value as of January 1, 2020, per the Property Tax Code (Sec 23.01).
The eFile process does count as your informal meeting with an appraiser this year. There is an appraiser on the other side of the portal that will review your evidence and make you an informal offer/no offer. If you do not accept the offer, you will still have an opportunity for an Appraisal Review Board Hearing.
If you filed your protest via email, mail or dropbox, please be patient you will receive documentation from Denton CAD.
All ARB Hearings will be done through telephone conferences this year. If you insist on an in-person hearing, you will need to wait until the fall when the offices open back up to the public.

to receive the recently approved exemption.

Digital Photography Project

The Denton Central Appraisal District has contracted with Tyler Technologies, Inc. to digitally photograph the exterior of all residential and commercial properties within the jurisdiction of DCAD. The project provides many benefits, some of which include:
• Photos will help provide more efficient and accurate information for use in property tax appraisals.
• Complete a property inventory of all improved parcels within the DCAD jurisdiction.
• Validate property addresses to identify homes and businesses for fire, police and medical emergency response.
• Assist the public by providing better access to information.
• Assist homeowners and businesses with “before” photos in case of losses.
• Enhance emergency management recovery reports necessary for state and federal assistance.
We appreciate your patience and cooperation with this important project. The photos will be taken from a white van clearly marked with the name of the project. The project will begin in October, 2018 and should be completed in 2019. If you have questions, please submit them via our helpdesk or you may call 940-349-3800.
How to have the ARB hear your case without you being present

If you are unable to appear in person at your scheduled hearing before the Appraisal Review Board, you may offer evidence or argument by affidavit. You do not waive the right to appear in person at the protest hearing by submitting an affidavit to the ARB. The ARB may consider the affidavit only if you do not appear in person at the hearing.
You must deliver the evidence or argument and an affidavit form to the ARB prior to your scheduled hearing. You must attest to the affidavit and evidence before an officer authorized to administer oaths, such as a notary public.
You are not required to use the Comptroller’s form. You may submit a sworn affidavit by letter or other form, but it must contain the protesting property owner’s name, description of the property under protest, and the evidence or argument.
Additionally, you may also appoint someone to represent you at the hearing as well. Use this form for that purpose.

City of Denton Tax Freeze for Over 65 & Disabled.

Did you know on May 6th the City of Denton voters approved Proposition One?
The proposition: Authorize the adoption of a ceiling or limitation on the City ad valorem tax levy of a person who is disabled and a person who is sixty-five (65) years of age or older who makes application for and receives a homestead exemption.
This means that the City of Denton taxes will freeze (or establish a tax limitation) in 2017 on their homestead property. This includes the property coded as “home site” and they must qualify for either the Over-65 Exemption or Disability Exemption. The amount that will freeze is the amount of calculated taxes for the City in tax year 2017.
Frequently asked questions
Here are answers to questions many homeowners have about how the proposed property tax freeze would affect their individual city property tax bill:
Does this freeze all of my property taxes?
No. Your Denton County property tax bill is not subject to the freeze. If you are older than age 65, your school tax bill is already frozen. This freeze only applies to the City of Denton property tax bill on your primary home. If you own a business or an investment property, the freeze does not apply to those property tax bills.
When does the freeze go into effect?
It will begin with your 2017 property taxes. If you are age 65 or disabled, the dollar amount you pay in city property taxes will be the dollar amount you pay each year for as long as you live in your home, regardless of whether it increases in value or the city property tax rate goes up.
But what if my home value drops, or the city tax rate drops?
The dollar amount you pay will drop to that new, lower calculation. The freeze is really a tax limitation, setting the maximum amount you will ever have to pay. You can pay less than the freeze amount, but it does not refreeze to the lower amount.
What if I add a pool or an addition to my home?
The tax freeze will be adjusted for the value of the new improvements. The amount of the increase is determined by applying the current tax rate to the difference in the assessed value.
What if my spouse is over 65, but I'm not?
The law requires only one individual be over 65 or disabled to qualify for the tax freeze. Should that qualifying individual die, the tax freeze can pass to the surviving spouse if he or she is disabled or at least 55 or older.
What if, in the future, I want to buy a new home? What happens to my tax freeze?
If you stay in the City of Denton, you can transfer the limitation percentage, whether you are downsizing or buying a larger home.
Can the City Council ever repeal the limitation?
No. As state law currently stands, the freeze is permanent and cannot be rescinded.

Before you can file your protest online, you must first create an account at our Online Appeals website appeals.dentoncad.com.
It's easy to create your account. You'll need your Owner ID and the E-File PIN code, both of which are printed on your appraisal notice if your property is eligible for E-File. If you have any questions about how to proceed, or you're unable to locate your E-File PIN code, please use the Need Help? link on the sidebar and we'll assist you quickly as possible. It's very important that you identify your property when submitting the form. We need either your Owner ID, Property ID, or Property address in order to locate your account and assist you.

We’ve updated our website with a new, modern design. This new site works across all screen sizes, from smartphones to large desktop monitors. The layout is designed to help you focus on the data you’re looking for without a lot of unnecessary things getting in the way. For example, you can find the information you need to lower your property taxes on the exemptions page. All protest information is gathered on a single page as well.
The property search on the main page will begin searching as soon as you start typing in an owner name, an address, a property ID, a business name, or a legal address. Press enter at any time to execute a full search against the criteria you've entered or select an item from the dropdown list. Our advanced search has several additional options to help you fine-tune your query. If you want to search for every house in Denton, TX with a pool, that’s where you can find that information. It’s a very powerful search tool. We’ve moved both Plats and Sales search to the advanced screen as well. Of course, exports are available for any search you perform. In the future, we’ll add an option to subscribe to datasets to be delivered on regular intervals as well as many other things.
There are several new features scattered throughout the site. The detail page of a property has been enhanced with additional information. We plan to add more statistical and market trend data soon. Check out the Similar Property functionality found on the detail page of many properties. This should help you understand how your property is valued in relation to others in your subdivision.
Our GIS maps have been completely overhauled as well. As always, we’re open to your suggestions for future enhancements. Please let us know what you think of the site and especially if you discover any issue that we need to fix. You can send us feedback through our helpdesk.
